The Problem

Appraisers Are Drowning in Manual Work.

Every appraisal, you're doing the same things manually:

Spending hours hunting for comparable sales across multiple sources

Documenting the same market conditions on every assignment from scratch

Managing USPAP requirements manually with no structural guardrails

Organizing dozens of property photos by hand before each report

Building adjustment grids from scratch every time, for every assignment

You became an appraiser to provide expert valuations.
Not to do data entry for half the day.

The problem isn't your skills. It's your tools. General AI tools don't know appraisal. Spreadsheets don't think. You deserve better.

The Solution

Built Around How Appraisers Actually Work

Every feature is designed for the specific tasks that consume appraisers' time — not borrowed from a general tool and repackaged for appraisal.

UAD 3.6 Ready

UAD 3.6 data model with C/Q ratings, room updates, energy efficiency fields, and deficiency tracking. Built for the November 2026 mandate.

MISMO XML Export

Export a MISMO 3.6-compliant XML file for UCDP submission — the same format Fannie Mae and Freddie Mac require.

AI Narrative Drafting

Get a working draft of your market condition narrative, reconciliation summary, and scope of work — drawn from the data already in your workfile. Edit it to match your judgment. You sign every word.

Adjustment Grid Suggestions

PAP analyzes your selected comps and calculates suggested adjustment ranges based on observed market patterns. You review and approve each one — no black box, no abdication of judgment.

Structured 10-Section Workfile

Every assignment gets a complete, organized workfile covering Subject, Site, Improvements, Market Area, Comps, Adjustment Grid, Analysis, Photos, Inspection, and the full Report Overview. One place for everything, from intake to delivery.

MLS Data Import

Import comparable sales directly from MLS CSV exports. PAP recognizes 60+ common MLS column formats and maps them automatically — no reformatting, no manual entry.

Photo Management

Upload property photos, assign labels by standard category, and build a complete photo exhibit for your report. Organized, sorted, and export-ready with no manual sorting.

QC Review

Pre-delivery quality control that flags missing fields, adjustment outliers, and USPAP compliance issues before you submit.

Non-Lender Appraisals

Estate, divorce, tax appeal, and litigation appraisals — with appropriate scope of work language and no unnecessary lender fields.

How It Works

3 Steps From Assignment to Delivery

01

Enter Your Assignment Details

Property address, effective date, scope of work. PAP creates a structured workfile with all 10 sections ready — you start organized, not from a blank page.

02

Work Through the Sections

Comp scoring, adjustment suggestions, narrative drafts, and structured forms handle the data work. You make every judgment call.

03

Export Your Report

Review, approve, export. A complete, USPAP-structured report in PDF format — client-ready, without the manual assembly.

FAQ

Common Questions

Is this USPAP-compliant?

The workflow is built around USPAP requirements — scope of work, effective date, certification language, and co-signer rules are built into the process. You remain the certified appraiser signing the report. PAP is the tool, not the appraiser.

Does this replace my expertise?

No. PAP handles structured data work: comp scoring, adjustment calculations, narrative drafts, and workfile organization. You still apply professional judgment to every value conclusion. Think of it as the most organized appraisal assistant you've ever had.

What forms does it support?

The structured workfile covers the data and analysis needed for FNMA 1004 (SFR), 1073 (Condo), and 2055 (Drive-by) assignments. PDF export is included. Expanded form-specific outputs are on the roadmap.

Do I need to change my current workflow?

No. PAP gives structure to your existing process — use the sections you want and work through them in your own order. It's a workfile platform, not a rigid system you have to conform to.

Is my client and property data secure?

Yes. All data is encrypted in transit and at rest. We never share client or property data with third parties. To request deletion of your data, contact us at support@propertyappraiserpro.com.

Is this really free?

Yes — fully free during beta. No credit card required. When we introduce pricing, it will be subscription-based (not per-report), and we will give you plenty of notice.

Does PAP support non-lender appraisals?

Yes. PAP supports estate, divorce, tax appeal, and litigation appraisals with appropriate scope of work language.

Is PAP UAD 3.6 compliant?

PAP has UAD 3.6 data fields built in — C/Q ratings, room updates, energy efficiency, deficiency tracking, and MISMO XML export. The November 2026 mandate requires UAD 3.6 for all GSE submissions. PAP is ready.
