How We Use Your Data

Appraisers evaluating UAD 3.6 software right now are asking a fair question: if a tool is free, is my report the product? Will my workfile be used to train someone's AI, or sold to the highest bidder? This page answers that in plain language. It is a summary written for quick reading; the binding detail lives in our Privacy Policy and Terms of Service, and this page does not contradict them.

The short version

  • We do not sell your data. Not your workfiles, not your comps, not your client or property information — to anyone, for any purpose.
  • We do not train AI on your appraisal data, and we do not grant any third party the right to do so.
  • You are the customer, not the product. Property Appraiser Pro is paid software. Our revenue comes from subscriptions, not from monetizing your work.
  • Your workfile is yours. You can export it at any time, and you can request deletion (subject to the USPAP retention notes below).

Where your data lives

Your workfiles, comps, photos, and account data are stored in our application database (Supabase, AWS US regions) and served through our application layer (Vercel, US regions). Everything is encrypted in transit (TLS 1.2+) and at rest (AES-256). We do not operate a data brokerage, an MLS resale product, or an advertising business. What happens when you use an AI feature

Some features — the market-condition narrative, reconciliation summary, scope-of-work draft, and similar — generate a working draft of text you then review and edit. Because these features use a large language model, here is exactly what happens to your data when you use them:

  • What is sent: only the specific fields needed to draft that one narrative — for example, the subject and comp data relevant to a market-condition paragraph. We do not ship your entire workfile to the model, and features you do not invoke send nothing.
  • Where it goes: to Anthropic's API (the makers of Claude), which we use under their commercial terms. Under those terms, Anthropic does not use data submitted through its API to train its models. Prompts may be retained only briefly for abuse monitoring and are then deleted; we do not authorize any training use.
  • What we keep: the draft is stored in your own workfile, the same as any other field you enter. We do not build a separate corpus of your narratives for our own model training.
  • You sign every word. AI output is a draft. You remain the certified appraiser; the tool never replaces your judgment or your signature.

For firms that prefer their data never leave self-hosted infrastructure, our AI layer also supports a local, on-premise model path as an alternative to the hosted provider. If this matters to your firm, contact support@propertyappraiserpro.com.

Third parties we rely on (and why)

We use a small set of infrastructure vendors to run the Service. They process data on our instructions to deliver the product — none of them receive your data to sell or to train their own general-purpose models:

  • Supabase — database, authentication, file storage.
  • Vercel — application hosting.
  • Anthropic — the language model behind AI drafting features (commercial API terms; no training on your data).
  • Stripe — payment processing. We never see or store your full card details.

This list reflects our current stack and may change as we grow; material changes are governed by our Privacy Policy. For enterprise Customers who require a Data Processing Agreement (DPA), contact privacy@propertyappraiserpro.com.

Deletion and the USPAP retention window

You can export your data at any time and request deletion of your account and workfiles. One honest caveat specific to our industry: appraisal workfiles carry a USPAP recordkeeping obligation (generally five years, longer if litigation is involved). If you are the appraiser of record, deleting a workfile you are still required to retain is your compliance decision to make — we will help you export first. See Privacy and Security for detail.

If any of this ever stops being true

These commitments are only worth the paper they are on if they stay accurate. If our data practices change in a way that affects the promises above, we will update this page and give notice through the channels described in our Privacy Policy — not quietly change the terms and hope you do not notice.
