Buyer's guide · November 2026 mandate

What “best UAD 3.6 appraisal software” actually means

The question is not who has the shiniest homepage. It is whether you can complete a workfile, export a standards-aligned package, and keep professional control of every judgment call — before the GSE mandate locks in.

Four non-negotiables for UAD 3.6

Use this list against any vendor — including us.

Real MISMO 3.6 / UAD 3.6 package export

Not a PDF that “looks like” a report. A machine-readable package aligned to the GSE specification paths, enumerations, and required data — so you are not stuck when portals stop accepting legacy form dumps.

Pre-delivery required-data checks

Catch missing C/Q ratings, room counts, energy fields, and other UAD 3.6 required elements before you submit — not after a rejection email.

AI that drafts; you that signs

Narratives and market condition language should start from your workfile data. You edit and take professional responsibility. Black-box “auto-appraise” tools are a liability, not a feature.

Cloud workfile, multi-user, audit trail

Firms need shared assignments, not a single desktop license that dies with a hard drive. USPAP workfile expectations still apply; the tool should make organization easier, not harder.

Why Property Appraiser Pro exists

Appraisers should not spend half the assignment fighting software that was designed for a different decade of forms. UAD 3.6 is a data model and delivery problem — structured fields, cleaner exports, and less manual re-keying — not a reason to accept worse UX.

PAP is built as a structured workfile first: subject, site, improvements, market area, comps, adjustments, analysis, photos, inspection, and report overview. AI drafts language from that data. You remain the appraiser of record.

During free beta there is no credit card wall. The goal is simple: working appraisers stress-test the workflow on real assignments and tell us what still hurts before paid plans lock in.

FAQ

What is the UAD 3.6 deadline?

November 2, 2026 is the mandatory adoption date for GSE submissions under UAD 3.6. The date has not been a soft “maybe.” Plan delivery workflows now.

Is Property Appraiser Pro a TOTAL or ACI plugin?

No. It is a full cloud workfile platform that produces its own MISMO-oriented package. You are not waiting on a legacy vendor’s plugin roadmap.

Does free beta mean incomplete UAD 3.6?

Beta means we are still expanding firm features and portal verification. The UAD 3.6 data model, workfile structure, and export path are core product — not a demo slide. See /uad-3-6-delivery for delivery-specific detail.

How should I evaluate any UAD 3.6 tool?

Export a real package. Run a required-data check. Ask which portals are verified. Refuse vague “we will be ready” claims without a sample package and a support path.
