UAD 3.6 mandatory November 2, 2026

Your report is done. Why won't it deliver?

Appraisers on legacy software are finishing UAD 3.6 reports and then discovering there is no working way to submit them — no portal plugin, rejected uploads, hours on the phone. Property Appraiser Pro takes a different path: a MISMO 3.6 package built to the GSE specification itself.

No credit card required.

The Problem

The delivery layer is where 3.6 is failing.

Writing the report was never the hard part. Getting a compliant package accepted by the portal your lender uses is. What appraisers are running into:

No working portal plugin

The legacy plugin that handled every other form does not exist for the UAD 3.6 report.

Direct upload rejected

The 3.6 package will not upload directly to the portal either — the order is assigned but undeliverable.

Software that fights you

Programs bolted onto a 2011 codebase feel slower and heavier with every 3.6 field added.

The Approach

Built to the GSE spec — not bolted onto old software.

PAP generates a MISMO 3.6 / UAD 3.6 XML package and checks it against the official GSE specification before you deliver. Every export is validated for:

Official GSE envelope structure (MESSAGE → DOCUMENT_SET → VALUATION), not a simplified approximation

Every required data point verified present before you export — no silent gaps

Machine-valid enumerations and element paths, checked automatically on every report

Subject and comparables keyed correctly by valuation use type

Readiness check

Before export, PAP flags any GSE-required data point that is still missing — so you fix it in your workfile, not after a rejected submission.

Official envelope

The full document structure the GSEs publish, generated end to end — validated by an automated conformance suite against the spec.

You stay compliant

USPAP-structured workflow, your signature, your judgment. PAP handles the format so you can focus on the value.

Straight talk on portals

We will not overpromise on something this important. PAP's package is validated against the official GSE UAD 3.6 specification — that part is tested on every report. Delivery portals (AppraisalPort, Mercury, and others) each have their own intake requirements, and we are verifying submission paths portal by portal rather than claiming blanket compatibility we have not confirmed. If you tell us the portal your lenders use, we will tell you exactly where that stands and prioritize it. Email support@propertyappraiserpro.com.

FAQ

UAD 3.6 Delivery Questions

What is actually breaking with UAD 3.6 delivery?

Appraisers on legacy formfilling software are reporting that their portal plugin does not exist for the UAD 3.6 form, and that the portal will not accept a direct upload of the 3.6 package either — leaving reports assigned but undeliverable. This is a software-and-portal integration gap, not something wrong with your work.

Is PAP a plugin for TOTAL or ACI?

No. PAP is a full workfile platform that produces its own standards-compliant MISMO 3.6 / UAD 3.6 XML package. You are not depending on a decade-old program getting a plugin updated in time for the November 2, 2026 mandate.

Is the package verified?

PAP's export is continuously validated against the official GSE UAD 3.6 specification — the same element paths, required-data rules, and enumerations Fannie Mae and Freddie Mac published. A conformance test suite runs against that spec so the structure cannot silently drift. We are also verifying submission paths portal by portal; see the honesty note below.

When is the deadline?

November 2, 2026 is the mandatory UAD 3.6 adoption date for GSE submissions. It has not moved. The window to get your delivery workflow working — and to switch software if yours is not ready — is now.
